First up is North Kildonan on the northeast side of Winnipeg. This neighbourhood was once a rural municipality, but joined Winnipeg in 1972, when many other areas amalgamated with the city.

In terms of “bang for your buck,” North Kildonan has a lot to offer you and your family. As of March 2020, the average sale price of a home was $312,775, which roughly translates to a 1,000 sq. ft. home with 2 or 3 bedrooms and 1 or 2 bathrooms.
Many homes in the area were built in the 1960s and ‘70s, and you’ll find both older and newer builds as well, including those just built in 2020. What does this mean for you and your family? Plenty of styles and layouts to choose from, as well as a price range that’s competitive with many other areas of the city.
What kind of neighbourhood is North Kildonan?
North Kildonan is really a suburb, which means it’s a mostly residential area, featuring quiet streets, multiple levels of school, and several parks. All that to say it’s a very family-oriented neighbourhood.
With multiple housing options to choose from, from condos and side-by-sides to all manner of single-family homes, there really is a home for every lifestyle in North Kildonan.
The most desirable area of North Kildonan is Frasers Grove, which comprises the street itself and surrounding area, including scenic Frasers Grover Park.

North Kildonan shopping & entertainment
The closest shopping mall to North Kildonan is Kildonan Place, which is located among many other “big box” stores on Regent Avenue. The mall contains over 100 retailers, from fashion to sporting goods, and nearby shopping options include Crossroads Station Shopping Centre, featuring a Best Buy, Real Canadian Superstore, Staples, Reitman’s, Home Outfitters, Sportchek, and many more.
Once all of your grocery and household needs are taken care of, there is a plethora of restaurants in the area, from BBQ to Mongolian stir fry to more traditional family fare, like Applebee’s and Smitty’s.
Recreational options include 18-hole Rossmere Country Club, beautiful Kildonan Park and Frasers Grove Park, which both feature pathways and greenspaces for any number of family-friendly outdoor activities. Kildonan Park includes the famous Rainbow Stage outdoor theatre, which puts on a different production every year in August.
