Set in a quiet pocket of “Sunny” St. James, this suburb boasts walkable streets, great schools, and tons of shopping and restaurant options nearby.

Silver Heights homes & home prices
The majority of the Silver Heights area was built in and around the 1950s, though you will also find homes from as early as the ‘20s all the way up to brand new. What that means for your search is a multitude of layout options, yard configurations, and overall sizes.
You’ll find most homes are roughly 1,000 to 1,500 sq. ft., with some considerably larger outliers, as well as a few under 800 sq. ft. That means this neighbourhood is truly at it’s best for already growing families that could use an extra bedroom or two.
The average home price in the area is between $280,000 and $320,000, with the low end offering homes that may need a bit of updating, but are move-in ready and just waiting for you to put your stamp on them!
What kind of neighbourhood is Silver Heights?
Extending from Ness Ave. to Portage Ave (north to south) and Moray St. to Conway St. (west to east), Silver Heights is a cozy pocket of St. James that is entirely residential, save for the businesses along Portage and Ness Avenues, and one convenience store located on Bruce. Ave.
A relatively small neighbourhood, Silver Heights offers many, many quiet streets that are perfect for walking the dog with the family, cycling, jogging, and more. It boasts all the benefits of a distant suburb, but is still just a 10-minute drive from downtown or roughly the same ride on several major bus routes.
Silver Heights offers a home for every stage of life, including a large retirement residence on Bruce Ave., directly across from Golden Gate Middle School. This is the perfect place for young families, though there are high school options very nearby as well.

With Silver Heights being so small, there are only two schools right in the neighbourhood, though there are several others very close by. Silver Heights is within the St. James-Assiniboia school division.

Silver Heights shopping & entertainment
For major shopping, Silver Heights is a short drive to the Polo Park area, which features Polo Park Mall, as well as dozens of nearby stores, including Best Buy, Michael’s, Old Navy, Canadian Tire, and multiple furniture, clothing, and housewares stores.
Silver Heights is also quite near to the Unicity Smart Complex shopping centre, which features a Walmart, Shoppers Drug Mart, Canadian Tire, Mark’s, EB Games, and several other big-name retailers. Then there are, of course, all of the smaller shops in between each destination, including tailors, pet stores, several grocery stores (Food Fare, Real Canadian Superstore, Sobeys, Safeway), and other speciality shops.
You also have a wide range of restaurant options nearby, with Boston Pizza and The Keg as the two nearest options, as well as the cozy San Vito café, Underdogs sports bar, and many of your favourite fast food options.
For entertainment, the best option is Assiniboine Park, which, depending on where you live in Silver Heights, is only a half-hour walk or a 10-minute bike ride! Enjoy enormous greenspaces, the seren duck pond, the lush English gardens, or take a stroll straight to the Assiniboine Park Zoo!
